Revision to the Proposed Warranty Deed Restrictions

Since posting the Revised Warranty Deed Restrictions over a week ago we have receive quite a bit of feedback via email, phone calls, and this site with regards to the open-ended nature of the annual assessment.

In response to that feedback we are adjusting the language to establish controls on the amount of the annual assessment:

– The amount of the annual assessment will be $60. – The following changes may be made by the board based upon current finances: 1. It may be reduced. 2. It may increase no more than 5% over the previous year’s assessment. (So, 5% of $60=$3; therefore new fee would be $63) – Any other changes than those noted above must be approved by 51% of members.

We will post the updated version as soon as the proper verbiage is set.

We look forward to seeing you at the meeting.

You may have noticed the new area located near the top left side of the Annehurst webpage. It is called Annehurst Resources. This is where important documents will live. The content will expand over the next few weeks. Right now we have added contact information for the AVRA Board, the 2014 Pool Membership Pre-sale application, Annehurst boundary map and mission statement. DEED RESTRICTION UPDATE

AVRA Members,

We wanted to update you on the progress being made regarding the Deed Restrictions revisions.  A committee of interested residents met to discuss their questions and concerns and to come up with ideas.  They submitted their report. Their input has helped shape our approach.  On behalf of the entire neighborhood, we appreciate their efforts.

One of the tasks that must be accomplished in order to prepare a current budget and properly plan for the future is to have a professional Reserve Study performed. We contracted with an engineer that has experience conducting Reserve Studies, specializing in analyzing common property and expenses for homeowner associations.  His report will give us an idea of public property costs and expenses – presently and for the next 20 years.  This will allow us to finalize our 2014 budget and plan for upcoming costs, maintenance and capital funds (reserve funds).

This process has been hindered by the increased amount of snow this winter but our engineer will be analyzing the public property very soon.  He will give us a detailed report and his recommendations will be presented in a meeting open to all AVRA members.  This meeting is scheduled for April 24th, 2014 at 7 PM at Annehurst Elementary School in the gym.

Also, please watch for a postcard coming soon with information and updates regarding nominations for board positions, the Easter Egg Hunt, and more!

Regards,

Your AVRA Board

NEW WEBSITE UNDER CONSTRUCTION

NEW WEBSITE FOR ANNEHURST

Communication is important. Welcome to the new Annehurst.com

It is currently under construction, but will be fully functional soon. The new interface will give us the ability to easily update the homepage with current information and topics. New departments and links will be added. Check back often, we promise to keep things fresh!

The Annehurst Village Residents Association would like to thank Andrew Streetman of Vysion Technology Solutions for his assistance in setting up a new interface for the website. This will immensely help us communicate in a timely and effective manner.

Andrew grew up in Annehurst and moved back from Texas with his wife Annie. I entrusted his services for the association after he analyzed and updated my computer systems and software at my printing company.  If your business that could benefit from having an IT professional make your business more productive,  please give Andrew a call.  http://www.vysiontech.com/
